Industrial Projects
We develop new resource-resilient industries — from first idea to Ready-to-Finance, de-risked and bankable for infrastructure investors.
Supply and demand validation, site selection, offtake contracting, turnkey developer procurement, and capital partner engagement. The result is a complete, investment-grade project package.
Our model is capital-light. We don't construct, own, or operate. We structure and de-risk, then hand over to the capital partner and construction team.

Waste Solutions
We help companies and municipalities unlock more value from their waste streams.
We start by mapping what's there — volumes, composition, quality. Then we identify the highest value uses and connect suppliers with verified demand.
The outcome: lower disposal costs, stronger margins, and less dependence on virgin materials.
How We
Mitigate Risk
For infrastructure investors, the question is straightforward: is this project ready to build, and are the risks managed? Everything we do is designed to get to “yes” on both.
Construction risk is transferred to a turnkey developer before the capital partner acquires the project. Our role is to specify, govern, and de-risk — not to build.
Governance
Senior construction leadership from the start. Our Advisory Board includes a former CEO of a leading Nordic construction company.
Budget Discipline
The biggest opportunity to control cost is in the design phase. We use that window aggressively. Deliver on budget or stop the project.
Procurement
Key suppliers identified early. Turnkey developer contracted under fixed-price terms before the project reaches Ready-to-Finance.
Oversight
Our project team governs KPIs from start to handover. Senior leadership maintains direct operational oversight at key milestones.

The German-based company VCG AI brings data-driven market intelligence into every stage of our project development. It's not an add-on — it's built into how we originate, validate, and de-risk. Usually, developing bankable projects takes +18 months. With VCG.AI's platform and related data, we can accelerate the development and validation of project concepts and related supply chains across geographies and de-risk our project development investment towards ready-to-finance projects.
Origination
Maps feedstocks to technologies to products to markets. Finds where the economics genuinely support a new project.
Counterparties
Identifies and qualifies potential suppliers, operators, and off-takers, helping us secure credible offtake earlier.
Site Risk
Validates site selection against feedstock access, logistics, cost structures, and climate exposure.
Diligence
Produces evidence-backed project validation that shortens due diligence timelines for capital partners.

Lepta serves as strategic advisor to I&P Industries — bringing transaction expertise and access to international capital networks. They work alongside us and our infrastructure capital partners to structure and execute project transactions.

We are a small and dedicated team that brings together decades of experience in industrial development. That's intentional. Staying lean keeps us agile, fast and focused.
The team at I&P Industries has a unique experience in waste stream resource management and large-scale infrastructure projects across the Nordic region. Having developed and delivered Sweden's largest industrial symbiosis project as well as multiple pioneering initiatives that transform industrial by-products and waste streams into valuable resources, the team combines deep technical expertise with a proven ability to execute complex projects from concept to operation.
